ACCOUNT RESEARCH FOR REAL ESTATE LISTING TEAMS SELLERS

Stop treating every buyer like a closing date.

Reviewed account and buyer-fit research for listing teams: clarify which buyer profiles match a property and what evidence suggests a buying window—without protected-class targeting or promised leads.

The accounts. The business case. The next move.

Use lawful property- and transaction-relevant criteria—never protected-class traits or proxies. Income-property screening is not appraisal, financing, investment advice or an appreciation forecast. Verify assumptions, local rules, condition and multi-year cash flows with qualified professionals.

THE PAIN / NOT ANOTHER GENERIC LIST

When every inquiry looks equally ready

Before selling time becomes sunk time, test the obstacles.

Interest is not intent

A property inquiry alone may not show whether the buyer’s stated needs and timing align with this listing.

The buying window is fuzzy

Teams can lack a concise, evidence-based view of what is known—and still unknown—about a buyer’s readiness.

A shortlist needs a reason

Generic prospect lists leave teams guessing which account merits follow-up and what property-fit evidence supports it.

02 / NEXTThe obstacle becomes a research question.

WHAT ALMA HUNTER DELIVERS

Give the next conversation a reason

  1. 01

    Reviewed buyer-fit context

Get research tied to a listing’s stated attributes and a buyer’s expressed, transaction-relevant requirements.

  2. 02

    A clearer timing hypothesis

Surface documented signals of a possible buying window, with uncertainty visible rather than dressed up as certainty.

  3. 03

    Useful follow-up questions

Equip teams to validate fit and timing directly, without treating research as a lead guarantee or substitute for agent judgment.

THE KPIs / TRACK, DO NOT PROMISE

Better evidence.
Clearer sales decisions.

Metrics to monitor—not guaranteed lifts, meetings or sales.

TRACK 01

Evidence completeness

Learning target: establish the share of reviewed profiles with a cited, relevant fit rationale and clearly marked unknowns.

TRACK 02

Timing-signal usefulness

Learning target: ask listing-team users whether cited buying-window signals help prioritize a next conversation; compare with a baseline.

TRACK 03

Validation rate

Learning target: track how often teams can confirm or correct researched fit and timing assumptions through their own lawful follow-up.

04 / NEXTThe buyer still has to win. Test the economics.

Make the value real.

Fictional income-property buyer screening only. Upfront is the full acquisition and setup cost; ongoing is the full year-one operating cost. Gross year-one rent is available months × rent per occupied month × assumed occupied share. Each cost is counted once. No financing, tax effects, resale value or appreciation is modeled. This is not the listing seller’s return from buying research, an appraisal, investment advice or a forecast. A negative first-year acquisition model does not by itself decide a multi-year property investment.

See formulas, evidence needed and research context

Gross benefit = potential units × economic unit value × realized share.

Full year-one cost = full upfront deployment + annual operating cost. Net = benefit − full cost. Year-one ROI = net ÷ full cost × 100. Each cost is subtracted once.

Simple upfront payback = upfront cost ÷ (annual benefit − annual operating cost) × 12 months, only if annual net benefit is positive. It assumes steady annual realization, not a discounted cash-flow forecast. Year-one break-even units = full year-one cost ÷ realized unit value.

Replace the fictional inputs with property-specific acquisition/setup cost, documented operating costs, supported rental evidence and a clearly stated occupancy assumption. This is an undiscounted, unlevered year-one screen, not a comprehensive property valuation or investment recommendation. Validate financing, taxes, local rules, condition and multi-year cash flows separately with qualified professionals. Apply only lawful property- and transaction-relevant fit criteria, never protected-class traits or proxies.

These sources explain the economic mechanism and measurement—not Alma Hunter performance:

  • U.S. HUD — Housing Discrimination Under the Fair Housing Act — HUD states that the Act protects people in renting or buying a home and lists race, color, national origin, religion, sex, familial status, and disability as protected classes. Supports the explicit fair-housing caveat; it does not establish Alma performance or authorize audience targeting.
  • National Association of REALTORS® — Consumer Guide to Written Buyer Agreements — NAR says written buyer agreements outline services and compensation, are requested before touring for many REALTORS® under the post-August 17, 2024 practice, and terms are negotiable; practices vary by state and local law. Supports buyer-process context and qualification friction, not a universal rule for every professional.
  • U.S. SEC Investor.gov — Investor Bulletin: Publicly Traded REITs — SEC investor education describes real-estate investment risks and differences in liquidity, fees, and valuation across REIT types, and advises thorough research before investment decisions. Supports caution around property-economics screening; it concerns REITs and is not a direct-property appraisal or return estimate.
